We primarily work within Sumner, Wilson, and Robertson counties, handling projects across the greater Nashville area where we can maintain high levels of oversight, communication, and craftsmanship. If you’re unsure whether your property is within our service range, we’re happy to discuss it.
While we do not offer full architectural services in-house, we do have an in-house design team. You’re welcome to bring your own designers to the project, or our in-house design services can assist you with selections.

We can refer you to one of the architects we work closely with, and for design, we have an in-house design team to assist you with selections. However, if you prefer, you are welcome to bring your own designer for the project, and we will gladly collaborate with them to create your dream home.

Then, we’ll execute every phase of the construction process to bring your vision to life.

Lot Evaluation, Design-Build
Absolutely. We can evaluate slope, access, utilities, soil conditions, and overall feasibility. Getting our input early helps you understand how the lot will affect cost, design, and engineering.
With design-build, we participate from the earliest planning stages and consult with the architects and/or designers from day one. This ensures the architecture, engineering, and construction stay aligned, creating a smoother, more efficient process and fewer surprises later on.

Construction & Design Process
We have a four-phase process that encompasses pre-construction, estimating, custom home building, and warranty and custom care. The pre-construction phase includes the concept design and design development of the home. During the estimating phase, our team creates a detailed estimate and design documents to use as a roadmap for the project. We then move into the custom home building phase, during which time we construct your dream home and turn your vision into a reality. Finally, we hand over the home and cover your home with a 1-year warranty.
The earlier, the better. Bringing us in at the start helps align your design with your budget, anticipate site challenges, and avoid costly redesigns.
There are quite a few, but we organize decisions in phases so you’re never overwhelmed. You’ll know what needs to be selected and when, and we’ll support you throughout.
You’ll have a dedicated project coordinator to serve as your daily point of contact for all questions related to progress, production, scheduling, milestones, jobsite conditions, neighbor concerns, and inspector updates.
We conduct a detailed final walkthrough to review finishes, fixtures, systems, and overall quality. This allows us to address any last items so your home feels complete on day one.
Budgeting, Pricing & Contracts
Costs vary significantly depending on size, finishes, lot complexity, and location. In our experience, our Hannah custom homes frequently start in the $370+ per square foot range (before land) and can go higher depending on materials, view orientation, engineering, and amenities. For example, a 2-story crawlspace home is often the most cost-effective, while a 1-story home is usually the most expensive per square foot. We work with you to establish a budget early and provide transparent cost guidance based on your vision.
Factors include design complexity, square footage, material selections, structural requirements, and lot conditions. Early planning and clear communication help minimize budget surprises.
We offer cost-plus contracts for all custom home-building projects. We do extensive work in the beginning stages of the process to ensure that our estimate is as close as possible to the final figure. We pride ourselves on transparency, sending our clients copies of all invoices. Throughout the build, our clients also receive a monthly schedule of values to help them track costs and the percentage of completion.
We help minimize budget overruns by staying involved early, reviewing design details carefully, making selections at the right time, and communicating proactively as costs evolve.
Timeline & Project Management
An average 4,500-6,000 sq ft home can be expected to take between 11-12 months from the date the footer begins or the basement walls are set. Basement plans take longer than crawl spaces. Homes over 6,000 sq ft will take longer, depending on the size and specifics of the plan.
Permits, weather, specialty materials, engineering revisions, and design changes are the most common factors. We create realistic schedules and monitor progress closely to keep things on track.
You’ll receive consistent updates, typically weekly, covering progress, upcoming milestones, and any decisions needed. All updates will come from your dedicated project coordinator, so you have a single point of contact for streamlined communication and minimized confusion. We believe clarity makes the process much less stressful.
Your dedicated project manager and site supervisor will oversee all trades, inspect work, maintain quality standards, and ensure the schedule stays on track.
